What Roof Nano Coating Costs in Ottawa, and How the Price Is Set

There's no flat rate for coating a roof. We price it off the measured roof area, the pitch and how safely we can walk the roof, the condition of the shingles, which product the roof qualifies for and how much prep it needs. Here's what each one does to the number.

How much does it cost to nano coat a shingle roof in Ottawa?

Nobody can answer that accurately without measuring your roof. A contractor who gives you a firm number over the phone is guessing at everything that actually sets it, which is why we do not post a price list. We can show you what moves the number, so you can tell whether an estimate came from your roof or from an average.

Two houses on the same street, with the same floor plan, routinely price differently. One has a steeper pitch and two dormers. One has a mature maple over the back slope that has been dropping debris into the valleys for fifteen years. One is three years old and qualifies for the newer-roof product, the other is fourteen and does not.

What determines the price of a roof coating?

Seven factors: measured roof area, pitch and walkability, storey count and access, shingle condition, the product tier the roof qualifies for, the prep and minor repairs required, and when in the season you book it. An estimator works through them in that order.

Measured roof area, not the square footage of the house

We price roofing on the area of the roof surface, not the floor area of the house, and a single storey bungalow has considerably more roof per square foot of living space than a two storey home with the same floor plan. Pitch adds to it again, because a steep roof covers the same footprint with more material than a shallow one. Trades usually count in squares. One square is 100 square feet of roof surface, and a cut-up roof with multiple hips, valleys and dormers takes longer per square than a simple gable.

Pitch, storeys and how safely the roof can be walked

Pitch and height change the labour and the safety setup, not the coverage. We walk a low-slope bungalow and work it directly. A steep roof needs anchors and harnesses, and the crew moves more slowly and more deliberately across it, so the same area takes longer to prep and to coat. A three storey elevation, or a walkout at the back that turns a two storey front into a three storey rear, changes the ladder and staging setup before anyone touches a shingle.

The condition and age of the shingles

Condition decides two things at once: whether the roof qualifies at all, and how much prep it needs before we apply anything. We look at granule loss, curling and lifting at the edges, brittleness, the state of the valleys and eaves, and any biological growth on the shaded slopes. In Ottawa the north-facing slope is usually the worst of the roof, because it dries slowest after every freeze-thaw swing and after spring melt. A roof in good condition prices cleanly. A roof that needs a serious clean and a list of small repairs first carries that work in the number.

Which product tier the roof qualifies for

The roof decides the product, not the budget. We apply three GoNano coatings to asphalt shingles, matched to the age and condition of the roof:

We quote life extension as "up to", because the roof in front of us decides the result: up to 20 years for NuRoof Fortify, up to 12 years for NuRoof Revive, and up to 10 years for NuRoof Boost on a full treatment. The warranty term is a separate, shorter number, and it depends on the Roof Health Score.

Access, obstructions and setup

Everything we have to work around adds time. Solar panels, skylights, satellite dishes and complex vent stacks all mean cutting in by hand. Mature tree cover over a slope means clearing first, and a narrow lot line, a deck or a garden bed against the wall changes where we can foot a ladder and what we have to protect below. Where we can park and stage material sounds trivial and is not, particularly on older Ottawa streets with no driveway width to spare.

Prep, cleaning and minor repairs

Prep is part of the job, not an upsell. We assess first, then prep and repair, then coat, and if the roof qualifies we handle the necessary minor repairs and thoroughly clean the surface so it is ready for treatment. How much of that a roof needs varies enormously. Debris packed into the valleys, moss on the shaded slope, a handful of lifted or missing tabs after a windy spring: each of those is time, and a roof carrying all three prices above a roof carrying none.

Season and booking window

Coatings of this type go onto a dry surface in above-freezing conditions, which in Ottawa compresses the working year into spring through fall, and the busiest period is right after spring melt, when winter damage has just become visible and everyone books at once. Late-season work competes for a shrinking number of dry days, so a roof booked in October is at the mercy of the weather in a way a roof booked in June is not. How does the free on-site estimate work, and what do I get from it?

We inspect the roof free of charge and send you photos of its current state. No charge, no obligation. A visit is the only way to judge the factors above, which is why the estimate follows the inspection and not the other way around.

The work goes in three steps:

  1. Free roof assessment. We inspect the roof, verify its condition and document it with photos.
  2. Prep and repair. If the roof qualifies, we take care of any necessary minor repairs and thoroughly clean the surface so it is ready for treatment.
  3. Protective coating. We apply the coating, usually in a single day.

After step one you have dated photos of your own roof, a plain answer on whether it qualifies, which product suits it if it does, and a clear upfront estimate. That is useful even if you do nothing this year. Book the free on-site assessment and you keep the photos either way.

What is included in the estimate, and what is extra?

The estimate covers the assessment, the prep and cleaning, the necessary minor repairs we identify during the assessment, and the coating on the areas listed in the scope. Those four things are the job.

What sits outside it is work that is not a coating job at all: replacing sections of decking, structural repairs, eavestrough or fascia work, attic insulation and ventilation, and anything that only shows up once we clean the roof. A good estimate says in writing what happens if extra findings turn up, and what they cost, before anyone acts on them, rather than presenting them as a surprise on the invoice. Ask for that clause specifically.

Is a nano coating cheaper than replacing the roof?

A coating and a replacement rest on completely different cost structures, which is why the two quotes are difficult to compare line by line.

A replacement quote is mostly labour: tearing off the existing shingles, disposing of them, and installing new material. It carries disposal and landfill costs, a bin on your driveway, and a real chance of change orders, because nobody sees the damaged decking until the old shingles are off. It runs multiple days and it's disruptive.

A coating quote is mostly prep and application labour plus the coating material, and there's no tear-off, no bin, no disposal, and you know the scope before work begins because we inspected the roof first. The application itself is usually a single day.

A coating adds years to a roof that is still serviceable. It does not cancel the eventual replacement, it moves it further out. Does every roof qualify for a coating?

No, and any applicator who says otherwise is selling you something. Our own process is explicitly conditional on the roof qualifying at the assessment, and the roofs that do not qualify usually show one or more of the following:

  • Active leaks, or staining on the ceiling or in the attic.
  • Soft, delaminated or rotted roof decking underfoot.
  • Visible sag along a ridge or between rafters, which is a structural problem, not a surface one.
  • Widespread missing or blown shingles rather than a handful.
  • Shingles so brittle that they crack rather than flex when lifted.
  • A roof already at the end of its service life, where the mat is showing across whole slopes.

What makes a roof coating quote trustworthy?

A trustworthy quote is written, and it follows someone actually getting on the roof, so use the list below as a checklist on any quote you receive, including ours.

  1. It follows someone actually going up there. Not a satellite measurement, not a phone call, not a form. Roof condition cannot be assessed from an aerial image.
  2. It comes with dated photos of your roof. If a contractor cannot show you what they saw, you have no way to check the recommendation against the evidence.
  3. It names the specific product. "A roof coating" is not a product. The tier changes the outcome and the expected years added, so the tier belongs in writing.
  4. It states the measured area it is priced on. That is the one number you can independently sanity check, and it is what makes two quotes comparable.
  5. It separates prep and minor repairs from application. You want to know in advance what happens, and what it costs, if extra repairs surface once the crew is on the roof.
  6. It says who issues the warranty. On coatings the warranty generally comes from the manufacturer rather than the applicator. GoNano issues a manufacturer's warranty of 3 to 20 years. Ask for the warranty document and read what voids it before you sign anything, from anyone.
  7. It is honest about limits. A quote that promises a coating will fix a leaking or failing roof is describing something the product does not do.
  8. It carries no pressure. A free assessment should carry no obligation and no expiring today-only price. Be wary of a firm number given without an inspection, a refusal to put scope in writing, or a deposit requested before anyone has looked at the roof.

When paying for a roof coating is not worth it

A coating is worth paying for when the roof is sound and you want more years out of it. It is not worth paying for when the roof is coming off anyway, when the real problem is inside the attic, or when the roof has already failed.

The roof is coming off anyway. If you are adding a dormer, an addition or a solar array in the next year or two, or the roof is already at replacement age, the coating has no time to earn back its cost.

The real problem is inside the attic. Ice dams form at the eaves when heat escaping into the attic melts snow up the slope and it refreezes over the cold overhang. The treatment improves drainage by enhancing the hydrophobic properties of the shingles, which protects the roof from water and ice damage, but it sits on the shingle surface and changes nothing about attic insulation, air sealing or ventilation, which is what drives the dam. If your eaves ice up heavily every winter and you get water inside, fix the attic first. A surface treatment applied over that problem is money spent in the wrong place.

The roof has already failed. A coating extends a serviceable roof. It does not restore one that is done.

Ask for the validity period in writing at the time you receive the estimate, because roof condition and material costs both change.
